Sell

Selling in Chicago: price it right, present it well.

Good selling starts with an honest price and a clear plan. Here's how I approach each part, from the first conversation to closing.

01

Pricing

The price you choose shapes everything that follows.

I build pricing from recent comparable sales and the details buyers actually pay for: floor plan, light and exposure, condition, parking and outdoor space.

For condos, I also compare your unit with recent sales in the same building and in similar buildings nearby, and look at how the association's dues and finances will read to a buyer. You'll get a suggested range and the reasoning behind it.

02

Preparation

What to do before the first showing.

  • Repairs worth makingThe fixes buyers notice or their inspectors will flag. Not every project pays for itself, and I'll tell you which ones are worth it.
  • PresentationDecluttering, light and furniture placement so the home photographs and shows well.
  • Condo documentsGetting the association's disclosure documents requested early, so buyers' questions don't slow down the deal.
  • TimingWhen to list, given the market, your next move and the building's own calendar.
03

Marketing

Present the home to the buyers most likely to value it.

Every home has a story worth telling: its architecture, its building, its block. I build the listing around it, so the right buyers see why the home is different.
